Rebuilding & Restoration

Most chimney damage is the result of a wet chimney going through multiple freeze/thaw cycles. Water can enter the chimney through gaps in the chimney exterior or as a result of condensation of the flue gases from an efficient furnace.

Deteriorated mortar joints should be ground out and pointed. Fine cracks may be sealed with a clear vapor permeable elastomeric sealant. Porous masonry may be sprayed with a vapor permeable water repellent. One or more of these repair options will be recommended following evaluation of the chimney. The mortar is tinted to match the rest of the chimney. The appropriate ratio of portland cement to lime is used to be compatible with the original brick. Mortar that is too hard leads to spalling of the faces of the brick.

Areas of loose brick may need to be rebuilt, but a more economical option may be to fasten galvanized steel mesh to the affected area and install several coats of stucco. This provides a durable repair.

The original brick shoulders were badly deteriorated from water damage. They’ve been replaced with cast ClifRock ‘granite’ panels.

Stucco chimneys are repaired by cutting out deteriorated areas and installing new mesh and several coats of stucco. Texture and color are matched to the original.

In some cases, custom ClifRock panel masonry may be installed for a durable and attractive alternative to traditional brick, stucco, or stone. Similar to the mesh and stucco option, panels with a brick or stone appearance are fastened over the deteriorated area and tinted to match the original masonry.

The cement crown at the top of the chimney is the first line of defense against water penetration. If cracks are present it should be repaired or replaced. The crown will be reinforced with fibers and/or steel and have a higher portland cement content than the rest of the chimney.

We are careful to evaluate your needs before recommending a specific list of repairs. Historic homes will need special consideration. Some want a 50 year repair while others are more cost conscious. A commercial customer will view their chimney differently than a person on a limited income.
